St. Louis Home Security Guide: Permits, Leftover Keypads, Coverage
House versus condo, leftover keypad, cameras yes or no, and which desk your ZIP uses. Call with the facts. No form.
St. Louis mixes single-family streets in Soulard and Lafayette Square, stacked units Downtown, extra units behind Hill lots, larger Chesterfield and Ballwin lots, and resales with a leftover keypad in Kirkwood. That mix is a living fact, not the product. The product is a professionally installed, ADT-monitored home security system. On the call we ask house vs condo vs apartment, ZIP, leftover keypad yes/no, and cameras yes/no.
A Soulard or Lafayette Square house is doors, a garage, and often a leftover panel. A Downtown condo is indoor contacts the board will actually allow. A rental near WashU adds extra keys — promotional offers are for homeowners. A Chesterfield or Ballwin lot is a longer driveway and weaker Wi-Fi at the back fence. We will not copy one kit onto the other. Packages start at $53.99/mo*.
House
Soulard, Lafayette Square, The Hill, Kirkwood, Chesterfield. Front door, garage walk-through first. Doorbell if packages sit on the porch. Skip the twelve-camera list on a modest lot.
Condo
Downtown lofts and Central West End buildings. Bring board rules. Indoor sensors still count as ADT 24/7 if cameras are not allowed in the hall.
Apartment or rental
Promotional offers are for homeowners. Landlords who own the unit can order. Tenants cannot use the homeowner promotion. Say who holds the deed.
Larger lot
Chesterfield, Ballwin, Town and Country, Wentzville. Longer driveway, weaker Wi-Fi at the back fence, garage as the everyday door. Count the walk-through. Cellular backup still matters when Ameren drops.
Extra unit
Garage apartment, in-law suite, or backyard unit — common on Soulard, The Hill, and Lafayette Square lots. That is a second door list, not a footnote. Say who keeps a key. One ADT watch can cover both if we count the openings.
Leftover keypad
Kirkwood, Clayton, Soulard, Chesterfield closes. Photograph the panel before you pull it. Reactivation is often faster than a rip-out. Builder leftover keypads are not ADT. Count the garage walk-through.
City of St. Louis ARFAM is $25. Neighboring cities run their own desks.
City of St. Louis: Ordinance 66264 / Chapter 8.13. $25 residential registration through ARFAM. For a monitored system the alarm company collects the fee. False alarms in twelve months: 1st $0, 2nd $25, 3rd $50, 4th $50 plus a 30-day suspension. ARFAM (888) 579-2727. Unincorporated St. Louis County Chapter 720 bills $25 per false alarm. St. Charles Chapter 635 is a one-time $25 residential registration. Other cities confirm from the ZIP — we do not invent a dollar amount.
A leftover keypad on a resale is worth a photograph before you pull it. Reactivation is often faster than a rip-out. Say whether an extra unit has its own key — that is a second door list, not a footnote. Ask about cellular backup so the panel still reaches ADT if Ameren Missouri or Wi-Fi drops.
